١- المطبخ الانجليزي

كلاسيك و الخشب هو الخامه الرئيسيه في كل الديكورات و الوحدات                      
يتسم بالأناقة و ينم علي الثراء و لذالك بيبقي فيه دلف زجاج في وحدات مضائه زي الفاترينات لعرض مقتنيات المطبخ القيمه                    

٢- المطبخ الفرنسي

و يتسم بعدم المبالغه في الاناقه ....... مش بتاع منظره يعني في ناس بتبقي شايفاه فوضوي و مهمل بس الحقيقه ان الفرنسيين عمليين جدا و كل ما هو بيستخدم بصفه مستمرة و ضروري ممكن يبقي مكشوف                    
لازم كل حاجه تبقي قريبه من اللي بيطبخ و مش لازم يبقي كل الحاجه جديده و بتلمع                    
الخامات فيه خشب بردو بس الارفف بتكتر فيه و العليقات الاستانليس.

٣- المطبخ الامريكي

مفهوم خاطئ ان الاميريكان كيتشين هو مطبخ مفتوح الفكره ان الأمريكان بيحبوا ياكلوا الوجبات الخفيفه فيه زي الفطار و البرنش و السناكس فا معظم الوقت بيبقي منه للسفره او غرفه المعيشه و دا اسمه ساعتها مطبخ مفتوح open kitchen                      
له وحده في الوسط بيسموها ألجزيره island و بتبقي high table و ليها كراسي high task اللي بيقولوا عليها كراسي بار و ألجزيره منها بتبقي لتحضير الطعام و منها للاكل عليها                      
لا يفضّل نعمل زي بره و نحط الحوض في الجزيره لان السباكين باسم الله ماشاء الله عندنا هايلين و مبيعرفوش يعملوه و لو ربنا كرمهم و عملوه مشاكله بتظهر مع الوقت و مشاكله خطيره و طبعا لو قررت تعمل البوتاجاز فيه هيبقي عند مشكلتين
الغاز و الشفاط فأحسن حاجه لو هتعملوها فاضيه لتحضير الاكل، و الاكل عليه طبعا، خالينا نفضل فاكرين ان كل نوع ليه مستخدمينه، و مساحته و مكانه و مناخه، و المطبخ المفتوح بالذات و دي نصيحه خاصه النوع دا من المطابخ مش للناس اللي بتحب الاكل المسبك و اللي له ريحه نفاذه و لا للناس اللي عادي عندها تسيب المطبخ يضرب يقلب و حياتها مفيهاش وقت للتنظيف و مفيش شغاله تنضدف دا كل يوم.

٤- مطابخ البحر الأبيض المتوسط

دا لمحبي كل الاحجار زي الجرانيت و الرخام، و الحوائط الحجريه هي الخامه الغالبه                      
و بيعتمد بصفه عامه علي المسطحات الكبيره لتحضير الطعام و خاصه لخبز المعجنات                      
و الألوان البني و البيج هي الألوان السائده.

                 

٥- المطبخ اليوناني

دا نوع مش كل الناس تعرفه
النوع دا مفيهوش خشب كتير و بيعتمد بشكل أساسي ان كل وحداته مبنيه و الدلف و الأدراج بس هي اللي خشب                    
و الاوان طبعا الأبيض و الازرق و ملوش وحدات علويه خالص علشان اليونانيين كلهم قصيرييين 😂😂

٦- المطابخ الاسباني

الاستر هو الاساس و كله كلاسيك و شبه النيش 😎 و كل الوحدات كلها حجمها ضخم و مبالغ فيه قريب من الانجليزي شوية و بيبقي فيه شغل "خرط" و "قويمه" احيانا بس في تفاصيل أكتر و حجمه اكبر و الارضيه دائما بلاطات يدوي.

٧- المطبخ الريترو

و دا بقي المساحات الصغيره مفيهوش غير الأساسيات فقط و بابسط تصميم                    
كل ما هو لا يأخذ مساحه صغيره.

في بقي ناس تحب تعمل ميكس بين انواع معينه بس مش كل الأنواع تنفع مع بعض

بكره بقي هنتكلم عن خامات المطابخ ان شاء الله

 قواعد المطبخ السبعه 😄😄 (منقول)

1- يفضل الاستقرار علي تصميم المطبخ قبل تركيب السيراميك عشان توزيع السباكه و الكهرباء يمشوا بناء علي التصميم مش العكس.

2- يفضل ان الحوض يكون تحت الشباك لان الوقفه قصاده بتكون كتييييير ف الضوء اللي داخل منه حاجه ظريفه و لو في ستاره حلوه.

3- لا يفضل ابدااااا ان البوتجاز يكون تحت الشباك لان الهواء هيطفي النار باستمرار.

3- اختيار الاجهزه بلت ان ولا فري ستاند قرار مهم ليه اساسيات

اولا : فرق سعر لان البلت ان اغلي.

ثانيا: ميزه المسطح البلت ان شكل جمالي ده نمره واحد تاني حاجه ان الفرن يكون في مستواكي و انتي واقفه مش بتوطي

ف لو لقيتي مساحه المطبخ هتخليكي تحطي الفرن في الوحدات السفليه يبقي هاتي بوتجاز عادي.

ثالثا: فرن البوتجاز العادي اكبر من فرن البلت ان.

4- مراعاه ارتفاع الوحدات العلويه عن القرصه حوالي 50 سم و لو صاحبه المطبخ طولها من 150-160 يفضل تقل المسافه الي 45 سم.

5-لو مساحه المطبخ كبيره و في جزيره في النص يفضل بلاش يكون فيها حوض لان مشاكل السباكه كتيره في مصر.

6- الفرن البلت ان لازم يكون تحته و فوقه تهويه بتتقفل بوش خشب بيتعمل فيه فتحات و في جريل بتركب في الوزر.

7- الالوان في الضلف حاجه ظريفه انما الالوان الصريحه و القويه زي الاخضر و الاحمر بتزهق بعد فتره.

سطح المنزل "الروف"

افكار الروف كتير اهم حاجه لازم تكون مقرر من الاول انك مش هتبني تاني فوقيه و في حاله ان خلاص مفيش تعليه تاني لازم عزل حراري و مائي.
ممكن يتم تقسيم الروف لمناطق؛ منطقه االبرجولا*، منطقه الشوي، منطقه Spa، او ممكن قاعده عربي.

١- لو في اطفال و هيلعبوا بعجل او حاجه يبقي منطقه اللعب تتشطب بال Heavy Duty وبيبقي سمكه كبير و معالج بطريقه انه يستحمل الاوزان؛ في منه بسعر كويس في سيراميكا رويال.

٢- و في خامه كويسه اسمها الترتان تنفع للجراج و الملاعب و الاسطح؛ شبه بالضبط ارضيات ملاعب الباسكيت.

٣- اما بقي محبي الديكورات فمثلا لمنطقه الشوي في بلاطات يدوي بتتباع في البساتين باشكال و الوان جميله تديكوا ال Style المغربي و في شركه اسمها النيل بتبيعه بجوده عاليه جدا بس سعره اعلي.

٤- و الي محبي الخشب فهتدفعوا كتير 💥💥 علشان النوع الامثل في السطح هو الخشب ال Teak بس دا للاسف في منه انواع كتير في السوق رديئه و الانواع الجيده منها غاليه جدا.

٥- و اخيرا ممكن نضيف اللون الاخضر بالنجيله الصناعي و بردو في منها بجوده عاليه و في منها رديئ و سعرها بيبقي حسب ارتفاعها.

يستحب ان الاضائه تبقي غير مباشره  و تعتمد علي الابليك و الكشافات الارضيه و الحائطيه الا في الاماكن اللي ليها سقف زي البرجولا مثلا.

لو عايزين الروف يفرق معاكوا انصح بالستائر للبرجولا او السور البغدادلي و كمان الاقمشه زات الالوان الزاهيه و النباتات مهمه جدا لانها هتضيف حياه للمكان.

لو حابين المكان يكون زي ملاذ للاستجمام انصح بعدم عمل مكان للتليفزيون بس دا طبعا مش كل الناس تقدر عليه 😄

الخدمات
يفضل كمان يبقي في حمام و مطبخ بسيط و مصغر ب Counter او منغير مكون من وحده واحده فقط من الخشب المقاوم للشمس يعني kettle و اكواب و ممكن Microwave و خلافه...الخ.

النافوره
النوافير و الستائر المائيه في منها نوعين نوع يحتاج مصدر مياه و صرف و دا بيتنضف كل فتره طويله بس استهلاكه و تكلفته عاليه و في اللي المياه فيه بدوره مستمره يعني تملوها مياه و المطور يدورها بس دي محتاجه تنظيف مستمر و تكلفتها اقل بس طبعا النوافير حسب حجمعا لازم نتاكد من عزل المكان تحتها كويس.
و ممكن نشتريها من حته اسمها منطقه الفخارين عند مقياس النيل جمب سور مجري العيون بس فاصلوا كويس.
و دي طريقه لعمل النوافير للي عايز يعمل نافوره بسيطه بنفسه في البيت.

Keeping aside the cost factor for a while; when you have several offers for your new house with the same exterior features after deciding all what you need for your new home as mentioned in my previous blog Step by step like a proYou will face your next challenge as a professional engineer by just applying the upcoming rules in your mind.Comparing between offered houses will be through several factors not necessarily through the below sequence:

First: The layout

This is a deal breaker factor however unfortunately not all people care about the interior design or the architectural design of the house.The one thing commonly known is the rooms' spaces and the overall area.

Must make sure that every inch is utilised as much as possible.

A) Layout design:

The rooms distribution varies according to your needs; however there are well known rules for the distribution as follows:

1. Not necessarily that the kitchen is the first door you meet after entering the house main door; the kitchen's location must be located where the dinning is.
2. Small receptions is not so bad, only it's more preferable to have a small lobby.
3. The guest bathroom must be common between the dinning and the saloon, or any other guest areas, not preferred to be through the same corridor leading to the bedrooms.
4. Commonly the saloon and the dinning are in one opened area, so don't be deceived by the furnished layout; every function should at least be 15 Sqm.
5. The living room, bedrooms and any other private areas must be separated way from the guest access.

B) Know that you don't need this:

1. The circulation should not be more than 15% of the total net area of the house; "the circulation means all needed areas for manoeuvre".
2. The hazard areas should not be more than 5%; "hazard areas are the areas that are set with no use".
3. Finish heights not less than 260 cm; "finish height means the clear height after the material finished not the concrete"
4. Non Uniform outline; "outline means the shape of the overall house, the more uniform the more space optimisation you can get".
5. Bad distributions of columns or a lot of them will annoy you.

C) The net area Vs. The gross area
You need to know what you are paying for, you must know that the area in your contract is not like the actual area.The difference between the two areas is called "the services" a common contract's term that you must be sure it's written and also must be sure that it doesn't exceed 15% of the actual area.

Example:" the total area written in the contract is 345 sqm however the actual (net) area of the house is 300 sqm this means that the services are 15% of the the actual area"

The Services components are commonly known as the corridors, the stairs, the entrance, the atrium, the main inlets and outlets of all the utilities (electricity, water, drainage, ..etc.), the elevator, ...etc.

Only the garage is not part of the 15% according to the real estate market, you have to pay extra fees for each car lot, a one time payment with no rentals and no expirations.

D) The utilities

Rarely could someone think that it is necessarily to check the utilities, only this is an important factor, as choosing a house with a bad utilities is just a nightmare, you do not want to wake up with leakage all over the place ruining all your expensive furniture or decor; or even worse ruin all your expenses appliance or electronics.

you need to check the following:

1. The main water inlet must not be less than 2 inches to make sure the water pressure is sufficient.
2. The main electricity inlet must not be less than 3 phases (380 v) if you are planning to make your house air conditioned.
3. The drainage must be located way far from all your accommodation area; meaning you don't need to have your derange pipes passing through the middle of the house or at the main house facade or even inside your balcony.
4. The water and heat isolations in case you are underneath the building roof.
5. Telephone cables are preferred not to be exposed; meaning that all cables are coming directly from the main telephone box through the cable ducts in your wall, not hanging from another building.

Well as a start, I wanted to make it either to know when, where and how to start anything, cause I guess it is the hardest part, only once you start then whooooww.

And when it comes to your new house "YOUR DREAM HOME" it might turn to a nightmare just to start or even to decide what it is going to be like.

Here are step by step tutorials and lists for you to have a nice easy professional plan in building you dream home.

At First; you need to start choosing the best environment for you living.

here is your first list of questions to decide the location.

1. If you have children, where dose their schools/nurseries located?
2. Where is your work and you supposes's work located ?
3. Do you need to be nearby your relatives somehow?
4. If you have a car, where is your nearest service centre?
5. How far are the utilities and facility centres are located? i.e. hospitals, pharmacies, supper markets, groceries, ...etc. ?

And here are some tips for not recommended zones.

1. Any chaos area i.e gas station, embassy, governmental premises...etc.
2. Any utilities support area i.e. water station, waste management station, sanitation centres, transportation centres ..etc.
3. You do no need to be just infornt of a school, university, market, and any association that attracts crowds and traffic jam.
4. If you like quietness, then don't live beside concerts areas, theatres, ..etc.
5. Any high ways, bridges, subways, ..etc.

Now here are some areas you can live with.

1. A mall; you can shop daily ;)
2. A food-court, restaurant, home furniture and accessories shops, or any low profile shops.
3. Public gardens.
4. Nurseries, bookshop, or libraries.
5. Barbershop, beauty saloons, or Spa ;)

You shall be a lucky one if you have these nearby.

1. Golf Area or huge landscape.
2. Any Water source.
3. Music center.
4. An artistic celebrity neighbour :D
5. A GYM

You are now ready for the Second step which is the physical location of your dream home.

Start with the type; and this part is d for anyone, this is just from the size perspective.

1. Villa; Large, Medium, Small size. (suitable for big size families)
2. Duplex.(suitable for 5-4 family members)
3. Loft Appartment. (suitable for a bachelor, or a couple)
4. Appartment. (according to the size; it can accommodate up to 5 family members)
5. Studio. (suitable for a bachelor, or a couple for a temporarily host)

Don't forget that the level and the orientation is a must, where the level or your accommodation and sleep areas shall be considered

1. A Ground floor if you need  playground.
2. An Upper Ground if you care about privacy.
3. The First and the second is the best for non- elevator building and have a better quietness and more privacy.
4. From the Second till Fifth shall be perfect if you a have an elevator in the building, and quite a view too.
5. From the sixth till the twenty shall be annoying of you are an outgoing person.

Also the orientation for the Nautical and tribal

1. You shall be lucky if you found a nautical location only there is no such a thing, there must be sides nautical and other tribal;
2. Ask for the northeast.
3. The northeast must not be surrounded by other building that shall prevent wind coming to your accommodation.
4. The northeast is the destination for your most utilised ares inside your accommodation i.e. bedroom, living room, kitchen.
5. It is recommended to have a balcony or terrace at the northeast only make sure it is a secondary option.
